🏠 Rental Application Qualifications
All applications are subject to a holistic review using standardized criteria to ensure consistency, fairness, and compliance with applicable Fair Housing laws.
📝 General Application Requirements
- Who Must Apply: All individuals 18 years or older must submit a separate application
- Application Fee: $70 per adult (non-refundable)
- Application Completeness: A complete application includes all required documentation, identity verification, income verification, PetScreening completion, and all applicable fees paid. No portion of an application will be reviewed until all adult applicants have completed these steps.
- Processing Time: 2–3 business days after a complete application is received. Additional documentation or verification may be required during the review process.
- Approval: Subject to final owner approval
- Unit Availability: Properties are offered on a first-approved, first-reserved basis. We will continue to accept applications until an approved applicant submits the reservation fee and funds have cleared.
📄 Required Documents
A complete application includes:
- Government-issued photo ID
- Income verification (see below)
- 3 years of residential history (landlord contact required)
- Completed PetScreening profile (required for all applicants)
💰 Income & Financial Qualifications
- Income Requirement: Household gross income must be at least 3× monthly rent
- Household vs Individual: Income is evaluated at the household level; credit, rental history, and criminal history are evaluated individually
- Income Stability Requirement: Income must be stable, consistent, and verifiable
Income Verification (Required)
All applicants must complete income verification through our secure system:

Bank Account Verification (Plaid):
Applicants are required to complete bank account verification through our designated system. Failure to complete verification may result in denial. -
Additional Documentation (if requested):
- 2–3 months of bank statements (all pages required)
- Pay stubs or tax returns
Income Verification Requirements
All income must be independently verifiable and meet our qualification standards. Management may utilize third-party verification services and/or direct employer verification.
Applicants who opt out of available verification methods are responsible for providing sufficient documentation to allow independent verification.
Applications may be denied for failure to meet income or verification requirements.
Acceptable Income Sources
We accept all lawful, verifiable income sources including employment income, self-employment income, retirement income, pension benefits, Social Security, disability benefits, child support, alimony, and other government or court-ordered payments.
Financial Evaluation Standards
The following will be considered as part of the application review:
- Consistency and frequency of deposits
- Account balances and overall cash flow
- Overdrafts, negative balances, or NSF activity
- Stability and sustainability of income
Applications will be denied for:
- Inability to verify income
- Insufficient or unstable income
- Documentation that does not meet verification standards
Cash flow, account balances, and overall financial behavior will be considered as part of the application review where relevant.
Manual document submissions will be subject to additional verification.
📊 Credit Guidelines
Credit is considered as part of the overall application:
- 650+ → Strong Approval
- 600–649 → Standard Approval
- 531–599 → Will be considered for conditional approval based on overall application strength
- Below 530 → Likely Denial
Credit is evaluated as part of a holistic risk profile, including income strength, rental history, and financial stability.
Applications may also be denied for:
- Unverifiable or frozen credit files that are not lifted
- Missing or incomplete credit information
🏡 Rental History
- Minimum 2 years of verifiable rental history preferred
- No evictions within the past 2 years
- No more than 2 evictions within 10 years
- Outstanding landlord balances or negative references may result in denial or conditional approval depending on the overall application profile.
- Bankruptcies must be discharged or dismissed
⚖️ Criminal History
Criminal history is evaluated on a case-by-case basis considering convictions, pending cases, nature, severity, and time elapsed.
Arrest records alone are not determinative of eligibility.
Certain offenses may result in denial, including violent crimes, sexual offenses, drug manufacturing/distribution, arson, burglary, or major theft.
🧾 Identity Verification
Identity verification is required for all applicants.
Applications will be denied for:
- Unverifiable identity
- Mismatched or inconsistent information
- Failure to complete identity verification
👥 Occupancy Standards
Occupancy is generally limited to two (2) persons per bedroom plus one additional occupant, subject to local housing codes, unit configuration, square footage, and Fair Housing guidelines. Occupancy will be adjusted based on protected class considerations and applicable law.
🛡️ Resident Benefits Package (RBP)
$47.45/month (Required)
The Resident Benefits Package is a required monthly service program and part of the total monthly rental obligation under the lease. It includes standardized resident support services including maintenance coordination, HVAC filter delivery, online portal access, and lease administration services.
Residents may provide qualifying liability insurance in lieu of the included master policy, subject to verification. Where permitted, a monthly credit may apply.

🔐 Guarantor Policy (Income Only)
Guarantors may be accepted for applicants who do not meet income requirements.
Guarantors must:
- Meet enhanced credit and income standards
- Demonstrate stable, verifiable income
- Accept full financial responsibility for the lease
Guarantors cannot be used to override credit, rental history, or criminal screening results.
💳 Security Deposit
Security deposits start at one month’s rent and may increase based on the overall application profile, including credit, rental history, and financial factors, up to the maximum allowed by Georgia law.
Security deposits are collected prior to move-in and held in accordance with Georgia law. A move-in condition report will be completed at lease commencement.
✅ Approval & Move-In Process
Reservation Fee (Equal to First Month’s Rent)
A non-refundable reservation fee equal to one month’s rent is required to secure the property and remove it from the market.
Upon move-in, the Reservation Fee is applied toward the first month’s rent.
If the applicant does not proceed for any reason—including cancellation, failure to complete requirements, or inability to take possession—the reservation fee is forfeited and will not be refunded.
The property is not considered reserved until funds have cleared.
Move-In Funds
All move-in funds must be received and cleared prior to key release. Certified funds or portal payments are required.
Move-in funds include:
- Security Deposit
- Lease Initiation Fee ($150)
- First month of RBP
- Pet fees (if applicable)
Utility Setup
Proof of utility activation is required prior to move-in.

Application decisions will be based on, but are not limited to:
- Inability to verify information provided
- Insufficient or unstable income
- Unsatisfactory credit, rental, or criminal history
- Documentation that does not meet verification standards
- Incomplete or unverifiable applications will not be approved.
- Providing false or misleading information will result in application denial.

All application decisions are based on a holistic review of verified information and compliance with the criteria above.
Criteria are applied consistently to all applicants; however, not all scenarios can be anticipated, and management reserves the right to make final determinations based on verified information.
